For the West Kendall homes for sale on this page, I search the area roughly between SW 167th Avenue on the west and the Florida Turnpike on the east, from SW 42nd Street in the north down to SW 152nd Street in the south. That is the search area for this page, not an official boundary, and some buyers consider communities just outside it part of West Kendall too.

Single-family homes make up a large share of the houses for sale in West Kendall, alongside townhomes and condos. A single-family home outside an association gives you more freedom on the lot, but you carry more of the upkeep and the insurance exposure of an older roof. Townhomes, condos and many single-family homes inside an HOA trade some of that freedom for shared maintenance and monthly fees.
